How we investigate a roof disrepair claim
We build the claim around the condition of the roof, the landlord’s repair history and the effect the problem has had inside the property.
1. Review the defect: We consider photographs, videos and repair reports showing missing tiles, failed roof coverings, damaged flashing, leaks and internal water staining.
2. Check notice and repair history: We establish when the problem was reported to the council or housing association and what inspections, temporary works or permanent repairs followed.
3. Trace consequential damage: We record internal effects such as damaged ceilings, mould, ruined decorations, wet insulation, damaged belongings or electrical concerns.
4. Arrange expert evidence where needed: A building surveyor may be required to identify the source of water ingress, the repairs needed and whether earlier work was adequate.
5. Pursue a lasting repair: We can seek works that address the underlying roof defect rather than repeated patching where the evidence supports this.
6. Assess compensation and losses: We consider inconvenience, loss of use, damaged belongings and other recoverable losses supported by evidence.
