Water damage can develop quickly, making evidence of the source, spread and repair history especially important.
1. Identify the source: We investigate whether the water came from inside the home, a communal system, a roof, a neighbouring social housing property or another area controlled by the landlord.
2. Trace urgent reports: We check when the problem was reported, how it was categorised and whether reasonable steps were taken to isolate the water and make the property safe.
3. Record secondary damage: We document staining, damp, mould, damaged finishes, electrical concerns, unusable rooms and affected possessions.
4. Assess the proposed repair: An expert may determine whether patching is sufficient or whether pipework, drainage, waterproofing or surrounding materials require replacement.
5. Calculate financial losses: We consider damaged belongings, increased utility use, cleaning, dehumidification, travel, food, laundry and other reasonable costs.
6. Secure a resolution: We pursue a defined programme of work and compensation where supported, with court proceedings considered if a satisfactory solution cannot be agreed.
