How we investigate an electrical disrepair claim
Electrical cases can involve both repair law and specialist safety evidence, so we focus on the defect, responsibility and the landlord’s response.
1. Identify the safety issue: We establish the type of fault, whether it is ongoing and whether emergency action has already been requested.
2. Gather repair and inspection records: We consider repair references, photographs, complaint responses, electrician reports and EICR documents where available.
3. Assess responsibility: We distinguish the landlord’s fixed installation and landlord-provided equipment from appliances or wiring that may belong to the tenant.
4. Consider linked defects: Water ingress, damp or building defects can create or worsen electrical risks, so we examine related repair issues where relevant.
5. Obtain technical evidence where needed: An appropriately qualified expert may be required where the condition or adequacy of previous electrical work is disputed.
6. Pursue repairs and recoverable losses: Where the evidence supports a claim, we can seek appropriate remedial work and assess compensation and other documented losses.
